How does it work when the X still in the MH asks for 1/2 of the costs for house repairs/maintenance? Does the X have to ask for approval first, and can I decline when I believe such "repairs" are not required? The house is soon to be sold and I think X is trying to get all the work done (with my $ contributions) before buying me out.

What type of repairs are you talking about? If they are non-essential and the repairs do not involve the integrity of the house simply refuse to pay. Its that simple.

X is talking about re-doing the roof, for many $1000s... There are no leaks, and it's in good shape. I would leave it for the next owners to do... X has to ask for my approval, right? Otherwise I am not obliged to pay 1/2??

When is the last time the roof was done? If it's more than 10 years old, then I can see a point to it. Typically 10 years is the cut off for insurance purposes, so if your roof is 11+ years old, then an insurer could refuse to cover the home until the roof is done.

Depends on the scenario. Ask for the justification for the expense and act accordingly. Did it come up in a pillar to post or something?

If the roof DOES need to be done, and you do not do it, expect as part of the negotiation process with potential buyers, to have your asking price dropped several thousand extra to cover a new roof.

Our house needed a new roof. My then husband, soon to be ex (though I didn't know it at the time), agreed to pay for half the roofing costs and didn't pay anything. Then he cleared out the funds from our eldest sons trust account (which was about $13,000).

Yes, the roof is over 10 years old :( but X may be the buyer.... I guess I have no choice then. Thanks for your help - if anyone else has some input, would love to hear... Just frustrated to help X in fixing the house in advance of X buying me out... (and I hope I don't have Epona's nightmare in my future...)

Agree with NBDad.

You are not obligated to contribute to any repairs to the home.

List it, sell it, and if any issues come up in regards to any repairs that the buyers would like to see done, negotiate with them - not your ex.
