have you made a formal offer in writing to buy her out of the house you own together?? That is the place to start.

Give her written notice to move out. As for how much notice she should get, check the landlord tenancy act in your province. I would venture to guess at least 30 days notice.

This is a red flag for me.

If you add up the time you were living together as a couple and the time living together as not a couple, does it exceed three years?

As stated above, you should make her a buy out offer. That way, she'll have some cash to move out of your place.
