  • House Appraisal

    Hi

I'm not sure about the house as far as if it's better to stay or I can afford to stay. My husband put a price down for the house, but from the last dealings with the vehicles I asked for a quote he had for the vehicle and he didn't have one, so I'm assuming the price he put in for the house he doesn't have one either but he can get it as he knows this agent and he has priced it low to sell quickly. This real estate lady he used I feel is biased as he has worked with her, doing business so do I have to use her quote and my quote? He wants to sell it quick so has it at a low price, which is fine if I decide to buy him out, but then again, can the pricing be changed by him if I do. I was thinking of having a real estate agent in and "off the record" what would this house be to list to sell and what would it be worth for me to buy? Would the real estate do this?

    Thanks

Get 3 appraisal from 3 different real estate agents. Write to your ex stating you have received 3 independent appraisals for the house and the medium price or average is what you will accept as the value. This would be acceptable to any judge as a fair

I paid for a court certified home appraiser.

Real estate agent can prepare CMA for your house + opinion letter re market value. CMA should show recent transactions of similar properties in your area. It is difficult to argue the figures of real & closed sales.

Certified appraisal is more expensive and my personal experience with appraisal was negative.

Was just thinking if I were to buy him out you pay real estate fees so that could be taken off the price. I guess it could be a negotiation thing to.

          Thx.
